The central home of the estate, with spacious rooms, high ceilings, and panoramic views of Lake Atitlan. Bedrooms are arranged across two levels and can be configured for private or shared retreat use.

  • Red Room - Master Suite: Four twin beds, with two convertible to a king; private ensuite bathroom with bathtub and shower; terrace with panoramic lake views.
  • Blue Room - Lake View Room: Two twin beds; private bathroom with shower; lake views.
  • Green Room - Mountain View Room: One queen bed plus one single bed; private bathroom with shower; mountain views.
  • La Biblioteca - Library Room: Four single beds; private bathroom with bathtub; located beside the villa's library lounge.

The Seed is located in Tzununa, a quiet Kaqchiquel village on the northern shore of Lake Atitlan.

Surrounded by volcanoes and traditional Mayan communities, the region is known for its natural beauty, peaceful atmosphere, and vibrant wellness culture.

San Marcos La Laguna, a neighboring village well known as a yoga and meditation hub, offers additional wellness activities and cultural experiences.

Getting Here

We coordinate all transfer logistics for your arrival.

  • Shared shuttle from Guatemala City or airport: Shared shuttles are available daily and can be coordinated with your arrival timing.
  • Private door-to-door transfer: A flexible and more direct option for groups or guests wanting a simpler arrival experience.
  • Boat transfer from Panajachel: We coordinate the final lake crossing and arrival timing into Tzununa.
  • Optional helicopter arrival: Available on request for guests seeking the fastest and most private arrival option.

We recommend arriving during daylight hours for ease of travel.
