  • Our standard retreat fee of $135 USD per person per day includes:

    • Shared accommodations

    • Three gourmet vegetarian meals per day

    • One herbal tea service daily

    • Access to the yoga shala and garden facilities

    • One complimentary Temazcal (Mayan Sauna) session

    • Support with transportation arrangements

    • High-speed Wi-Fi and drinking water

Pricing and Payment Questions

    • $135 USD per person per day: Includes three meals and shared accommodation.

    • $120 USD per person per day: Includes two meals (for groups planning daily outings).

    • $ 125 USD per person per day: Includes two meals and a breakfast smoothie 

    • Single occupancy: Additional $60 USD per person per day.

    Our maximum capacity is 16 guests. For larger groups, single occupancy reduces the overall number of guests we can host. 13% VAT is not included in the rates. If an official Guatemalan invoice (Factura) is needed, the tax will be added.

  • Yes, we offer:

    • 5% off for bookings during the green season (May–October).

    • One free facilitator spot for groups with 11+ paying participants.

    • Affiliate program for returning customers, giving you access to discounts for groups booking a second retreat within the same year.

  • We accept the following:

    • Bank Transfers: European or Guatemalan accounts (Free), U.S. transfers (+$60 USD).

    • Wise Transfers: $25 USD transaction fee.

    • Credit Card via TAB: +8% fee.

    • PayPal: +7% fee.

    • Cryptocurrency: Up to 33% of the total bill in Bitcoin, Ethereum, or USDT (No fees).

    Note: All transaction fees are covered by the customer.

  • Yes, a $1,250 USD deposit is required to secure your retreat dates.

    • 90+ Days Prior: Deposit is transferable to a future booking.

    • 8 Weeks Prior: 50% payment due. Deposits become non-refundable.

    • 30 Days Prior: Confirm final room allocation. Unneeded rooms will be released.

    • 10 Days Prior: Invoice adjustments for last-minute signups or changes.  No refunds.

    Cancellations: After 30 days, confirmed spaces are non-refundable.

Travel and Accommodation

  • We recommend that guests arrive early or the day before the retreat to ensure a smooth transition to Lake Atitlán.

    • Flights: Arrive at Guatemala City’s Aurora International Airport (GUA).

    • Shuttle Options: Travel to Antigua or Panajachel, with several transport services like Atitrans and Transportes Xocomil.  We can support you with your booking needs.  

    • Arrival Day: We can arrange a private boat from San Marcos or Panajachel (guest expense) between 2 PM – 6 PM.

  • Our eco-estate offers three beautiful properties:

    • Seed Villa: 4 bedrooms, sleeps 10, with a rooftop yoga shala and panoramic views.

    • Violeta Cottage: 2 bedrooms, sleeps 4, surrounded by tropical gardens.

    • Mimosa Casita: 1 bedroom, sleeps 3, with a bamboo loft and private gardens.

    We can accommodate up to 17 guests across these homes.

    • Three meals per Day: Vegetarian, prepared from scratch with local seasonal ingredients.

    • Two meals per Day

    • Two meals plus a morning smoothie 

    • Optional Meat: +$6 USD per person per meal.

    High protein, Vegan or Gluten-Free diet for the entire group: +$12 USD per person per day.

    Meal Schedule:

    • Breakfast: 8 AM – 9 AM

    • Lunch: 12 PM – 1 PM

    • Dinner: 5:30 PM – 6 PM

Wellness and Experiences

  • We offer onsite holistic services, including massages, bodywork, and therapies.

    Pricing:

    • 60 minutes: $75 USD

    • 90 minutes: $120 USD

    • 120 minutes: $175 USD

    Note: A $20 fee applies for bringing external therapists using our facilities.

Policies and Miscellaneous

  • Unfortunately, pets are not allowed on the property. Thank you for your understanding.

  • Photography and video shoots must be pre-approved. We kindly ask that you tag us and share media taken onsite.

  • Plant medicine ceremonies must be facilitated by recognized practitioners and pre-approved by The Seed. Safety measures and emergency protocols must also be in place.

  • The weather at Lake Atitlán is temperate, earning its nickname, “The Land of Eternal Spring.” Days are typically warm, and nights can get cool, so we recommend dressing in layers.

    During the green season (May to October), you can expect rain, often in the afternoons or evenings, so be sure to bring a poncho or umbrella. The roads in Tzununá are mostly unpaved, so closed-toed shoes are recommended for easier walking.

  • We are proud to have been the first home in Tzununa to carry fiber optic internet. However, like many places in Central America, power outages can occur, which may affect the speed and availability of our Wi-Fi. We do our best to ensure connectivity, but we encourage our guests to enjoy moments of digital detox when the opportunity arises.

  • Here is the room breakdown for each of our eco-homes:

    The Seed Villa:

    • Artemisa Room (First Floor): 3 twin beds, access to a bathroom with a hot shower and tub. This spacious room offers two walls of windows, filling it with light and views of the garden, lake, and volcanoes.

    • Rose Room (Second Floor): 1 queen bed + 1 twin bed, ensuite bathroom. The room features large windows looking out over the gardens and mountainside.

    • Sage Room (Second Floor): 2 twin beds, private patio with lake views, and a private bathroom with a hot shower.

    • Rosemary Master Suite (Second Floor): 3 twin beds, panoramic lake views, and a luxurious private bathroom with a large tub and shower. This room was designedfor stargazing at night.

    Violeta Cottage:

    • 2 bedrooms, each with 2 twin beds (can be configured as king beds). The cottage also offers a cozy living room with a fireplace, a full kitchen, a veranda, and a garden space. The outdoor bathroom features a beautiful antique bathtub.

    Mimosa Cottage:

    • Mezzanine bedroom with a double bed and a cozy indoor living area with a sofa bed. The bamboo-built cottage includes an indoor-outdoor kitchen and bathroom with a compost toilet. Private gardens surround the cottage, creating a secluded retreat.

  • Yes, we provide filtered water throughout the property.

    • In the main kitchen, there is a UV, carbon, and ceramic-filtered water tap that is safe for drinking.
