You will find The Seed in Tzununá, a traditional Kaqchiquel village and alternative community with yoga, kirtans, a permaculture school and a smattering of health-food restaurants on the shores of landmark Lake Atitlan. Our neighbouring village, San Marcos, is renowned for its alternative community and spiritual classes, courses and events, plus an abundance of healers and practitioners, from massage to acupuncture, an esteemed Waldorf school and a second pioneering educational project. Around the lake, you’ll also find activities such kayaking, stand-up paddle boarding and swimming, and an ease of access through boat travel, tuk-tuks and hiking trails.

    We always suggest driving in the daylight hours. If you are arriving late it is best to stay overnight in Antigua or Guatemala city and make your arrival in the daylight.

  • There are several companies across Guatemala that do trips to Lake Atitlan, we recommend Transportes Xocomil or Atitrans, you can look for them online and book directly with them.

  • Yes, there is secure parking for two vehicles at our premises.

  • While we are dog and cat lovers ourselves, we do not accept pets at The Seed because there are two cats who caretake the property.

  • A stay at The Seed wouldn’t be complete without treating yourself to restorative and rejuvenating wellness services. We offer a selection of treatments and massages using a variety of techniques that tap into the power of nature to stimulate the bodies need to rest and heal.

    Our wellness services are specially designed to bring holistic healing and clarity, mentally, physically and spiritually. All of our services are provided by the best and most experienced therapists and technicians from Lake Atitlan.

  • SAN PEDRO VOLCANO: Climb up this approx 3000m volcano to get a magnificent view of the lake. There are some incredible views from the start of the trail to the summit. Watch how the vegetation changes on the climb up, then have a rest with your lunch at the top before starting your descent. The climb takes about 4 hours up and 2 hours down. We recommend you take a jacket with you, as it can get cold at the top. It is best to start early – at the latest 10am - to enjoy the best views and be sure to catch the last boat back from San Pedro at 5pm.

    CLIMB TO THE MAYAN FACE (INDIAN NOSE): The tour starts from San Pedro and passes through San Juan to also walk to the Cerro de la Cruz, a Mayan ceremonial site.

    HORSEBACK RIDING: Enjoy a three hour tour on horseback around San Pedro. Q.250 per person

    CHICHICASTENANGO MARKET: Take a day tour to the Chichi market on Thursdays or Sundays. It is a huge market full of traditional weaving, fabrics and nic-nacs. Get into the spirit of Guatemala and practice your bargaining skills! We can arrange shuttles from Panajachel for you. It is an hour drive to Chichi, where you shop till you drop and take the shuttle back to the Tzanjuyu dock in Panajachel. $12 per person

    PARAGLIDING: Have you ever watched a bird flying and contemplated how they do it? The dream of flying has inspired the human imagination for thousands of years, and paragliding makes this dream come true. The tour includes transportation from Panajachel and the flight from 20-45 minutes, depending on weather conditions. US$ 100 per person

    TRADITIONAL FISHING EXCURSION: Learn how the locals fish. Go out in a traditional cayuco canoe and try your hand at working for your dinner. The unique perspective from the water will also allow you to view the wildlife in the reeds and along the banks of the lake. Q.250 per person

    COFFEE TOUR: Take a two hour tour of coffee fields, learn about coffee processing and taste freshly roasted coffee from the site of production. Q.250 per person

    BIRD WATCHING TOUR in San Juan La Laguna,: during sunrise or sunset (5.00am,or 4,00pm) you will hike this short trail with a guide to spot some of the 106 bird species that live in San Juan. The tour lasts around two hours. (Boat transportation not included) Q.250 per person

    TOUR OF LAKESIDE VILLAGES: Take a full-day trip around the lake and visit three towns of your choosing. A local guide will accompany you and explain about the culture and lifestyle of each town while visiting a local family, the church, central park, market, and other sites of interest.

    RUTA DEL MAÍZ: Visit a plot of land where corn is grown to learn about its growing process: how it is planted, forms of irrigation, and care. Learn about the different types of corn, the meaning of the colors, and the variety of local foods that are made from this important crop.

  • The Seed employs a gardener that lives on the property with his family. He works during the day, and stays awake until 9 pm for any emergency so If he is needed at night, he is in the premises.

  • Depending on the size of your group and if your group chose single or double occupancy the rooms are as follows in our three homes…

    THE SEED VILLA

    The Villa has sleeping space for 9 people, as well as three full bathrooms, all featuring hot showers, two of them with bathtubs. There are endless possibilities for comfortable communal

    spaces in the house, veranda and garden.

    Artemisa, the spacious bedroom on the first floor, is furnished with three twin beds. It

    features a large built-in bookshelf with a library of wonderful books you can read during your stay and two walls of windows opening onto the garden and providing a breathtaking view of

    the lake and volcanoes. Artemisa and Rose share the bathroom with the first floor common

    space which has a hot shower and large tub.

    Rose is a cozy bedroom on the second floor with a queen and twin bed, featuring a picture

    window looking out upon the green mountainside and the quaint village of

    Tzununa, as well as another set of large windows overlooking our garden. As mentioned

    above, Artemisa and Rose share the bathroom

    adjacent to Artemisa.

    Sage, also on the second floor, is ideal as a double room, offering two single beds with

    modern wooden frames and a private patio overlooking our lush gardens with the glorious

    lake in the background. Sage features a lovely private bathroom with a hot shower.

    Rosemary is the Master Suite on the second floor, a gorgeous room with panoramic views of

    the lake from any point. Built for stargazing at night, it is equipped with a king bed and one

    twin. This amazing room features a luxurious, private bathroom with a large, one-of-a-kind

    tub, shower and a stunning view!

    VIOLETA COTTAGE

    Located on the hillside and surrounded by lush flora, this bamboo home has two bedrooms each with two twin beds; these can be made into one king bed upon request. This space has a full kitchen and living room which features a fireplace for rainy nights.

    The private outdoor space includes an attached bathroom, a stunning outdoor antique bathtub, a veranda, and inspiring garden space.

    MIMOSA COTTAGE

    Casita Mimosa, constructed entirely from sustainable bamboo, is a one-bedroom that can accommodate 3 people. Casita Mimosa enjoys independent access from the road and

    enchanting private gardens bursting with hibiscus. A shaded patio with porch and swing leads into an indoor-outdoor kitchen, and a cosy indoor living and dining room finished with

    quaint local furnishings, including a sofa that turns into a single bed. A paradisiacal indoor-outdoor bathroom features living plants, tropical hardwood and a discrete compost

    toilet. Upstairs, find the mezzanine double-bedroom: a tree-top bamboo hideaway

  • At Casa Grande, there is a UV, carbon and ceramic filtered water tap on the kitchen sink that you can drink. You will also find a large water filter in each of the homes that can be filled up with our spring water, that then gets filtered via a ceramic filter. If you are not comfortable with this, please feel free to purchase water from a local store to drink while you are here.

  • We were the first home in Tzununa to carry fiber optic, but like anywhere in central america we do experience power outages, which affects speed and availability.

  • We do provide bath towels, but ask that you hang them up after each use. Please be aware that this is a small family operation, so unlike a hotel we cannot change towels everyday.

  • The weather is usually very temperate. The land of eternal Spring. The nights can be cool and the days very warm. We suggest layers!

    It can also be quite rainy in the green season (May- October) Please remember a poncho or umbrella.

    The roads are mostly unpaved in tzununa. So closed toed shoes can be helpful!
