Meet the creator. Ana SS (Spain)
Economist, entrepreneur, passionate sustainable builder, and slow food enthusiast, Ana stepped into the retreat business in 2003 when she built and opened Islaverde, a renowned eco-hotel and retreat center in Santa Cruz la Laguna, Lake Atitlan.
This venture allowed Ana to immerse herself in her true passion—developing sustainable hamlets with edible gardens—while honing her skills in hosting, restaurant management, construction, and gardening. Islaverde quickly gained a reputation for both its accommodation and restaurant, attracting visitors from all over the lake, with many traveling by boat just to savor its decadent yet healthy dishes. Many of the original staff have since gone on to have successful careers in hospitality, with some even running their own operations, while others continue to work at The Seed as customer service managers and cooks.
After successfully managing Islaverde for a decade, Ana sold the business, and within four years, the new owners had paid off their investment. Islaverde remains a thriving enterprise, and Ana envisions a similar win-win scenario for the future owners of The Seed: a profitable, well-established business with efficient systems, trained staff, and booking funnels ready for immediate operation.
In addition to Islaverde, Ana co-founded Atitlan Solutions, a respected real estate company in Lake Atitlan, further cementing her deep connection to this remarkable region over the past 21 years.

Payment Terms
Good Faith Deposit
Upon receiving initial information, a non-refundable deposit of € 2,000 will be required as a show of good faith and to confirm the seriousness of the buyer's intentions. This deposit will go towards the total purchase price and allows us to move forward with the disclosure of our financial model and business strategy.
Promise of Sale
Once all terms are agreed upon, a deposit of 15% or higher of the total price will be required to sign a Promise of Sale. This legally binding document outlines the total purchase price and payment plan, guaranteeing the transfer of ownership upon fulfillment of all payments.
Remaining Payments
We expect full payment within 12 months of signing the Promise of Sale. Flexible payment plans may be considered, with an initial minimum payment of € 500,000 when signing, and full payment within a maximum of three years. Any remaining payments will incur market interest rates.
